Soft washing is a cleaning method built for the surfaces high pressure would ruin. Rather than forcing dirt off with water alone, a low-pressure spray applies professional cleaning solutions that break down mold, algae, mildew and grime chemically, then rinse away cleanly.

That difference matters on the outside of a home. Roof shingles, painted trim, stucco, cedar, vinyl siding, composite decking and pavers can all be cracked, stripped or streaked by a pressure washer in the wrong hands. Soft washing cleans them thoroughly and leaves the surface exactly as it was.

It also lasts longer. Because the growth is killed at the root instead of blasted off the surface, a soft washed property stays clean for years rather than months.

What We Soft Wash

Not just houses

If it is attached to your property and high pressure could damage it, soft washing is the answer.

Siding & House Exteriors

Vinyl, aluminum, wood, cedar shake, stucco, Hardie board, brick and stone — cleaned without cracking, streaking or driving water behind the surface.

Roofs

Black algae streaking, moss and lichen removed at low pressure, protecting the granule layer and your shingle warranty.

Decks & Porches

Trex, composite, pressure-treated wood and painted porches. Grey buildup and green algae come off without splintering or fuzzing the boards.

Fences, Railings & Trim

Vinyl and wood fencing, railings, columns, soffits, gutter exteriors and painted trim all clean up safely.

Pavers, Patios & Pool Areas

Pavers, stamped concrete, flagstone and pool surrounds where high pressure would strip jointing sand or etch the finish.

Outdoor Living

Gazebos, pergolas, swing sets, garden structures, outdoor furniture and awnings — the pieces that make the yard usable.

What Comes Off

The growth behind the stains

Most of what dulls a property is alive. Mold, mildew, algae, moss and lichen feed on damp surfaces, and in a humid coastal county they take hold fast — especially on north-facing walls and shaded roofs.

  • Mold, mildew and bacteria
  • Green and black algae, including roof streaking
  • Moss, lichen and fungus
  • Dirt, pollen, cobwebs and general grime

Rinsing knocks the surface layer down for a season. Treating it properly clears it for years.

Questions We Get Asked

Which surfaces should be soft washed instead of power washed?

Anything a pressure washer could mark: roof shingles, all siding types, stucco, cedar, painted trim, composite and wood decking, fencing, pavers and pool surrounds. Concrete driveways and walkways are the usual exception — those we power wash.

How long does a soft wash take?

Most properties are finished in a single visit, typically two to four hours depending on size and how much growth has built up.

How long do the results last?

Two to five years in most cases, because the growth is killed rather than rinsed. Heavily shaded, wooded and coastal properties sit at the shorter end.

How often should it be done?

Once a year keeps most properties looking right. Shaded or tree-lined lots sometimes want a shorter interval.
